Burton Green was approached by Norfolk Educational Services to redesign Norfolk House, the home for higher education students studying at Norwich City College. This required us to work alongside the property services team to redesign the ground floor reception area and breakout space as well as departmentalize the second floor by installing new demountable partitions.

Draft layout options were produced, including options to increase the size of the area for student breakout space, copies of which were presented to student groups for feedback on the proposals.

Following this consultation period and once the layout had been agreed, Burton Green worked on the detailed designs, which were submitted to the local authority Building Control department, in order to gain the relevant permissions for the internal changes.

Part of the new design incorporated a new, ramped access to the ‘upper’ ground floor and student breakout space. Detailing the ramp caused issues on site due to the lack of space available to satisfy access and usage guidelines for Part M. It was also essential that the position of the new ramp did not have an impact on the existing automatic fire screens.

After several consultations with the Building Control officer, a compromise was achieved by removing a set of internal, glazed doors and slightly reducing the size of the ramp. The result was that access to the newly furnished breakout space was provided for all students, alongside meeting DDA compliance.

Additionally detailed drawings for the internal building and refurbishment works were provided, with Burton Green also supplying and installing a range of loose furniture for the reception and student breakout space. It was important that the student space offered a fully functional and adaptable area with a range of furniture suitable for working, relaxing and interaction with staff and their peers.
